Looks like you have plenty of 3 bedroom options under $200k near 35W (more East than near the lakes, obvs.) Under $200k may get you a mortgage of under $1200, which your 3-way could help supplement. Here are some deets on sucking the government teet for $8k. I’m just saying it’s worth pondering in today’s market where money is cheap (heck, they’ll give you money), you can deduct your mortgage interest, and homes are very affordable compared to recent years.
